About the opportunity
Homeward is looking for a General Manager (II) to proactively manage and oversee a large portfolio of homes held in inventory. This position, which includes P&L ownership, is responsible for making both reactive and proactive decisions to drive profitability to the portfolio and mitigate inventory losses on individual properties. The GM will be required to make adjustments to a property’s listing strategy and execution, ensure all homes held meet our listing quality standards, and approve spend on renovations, repairs and property maintenance. Success in this role means you are selling off a majority of homes for a profit and in a timely manner, while minimizing any homes that sell for a loss. This is a strategic and cross functional role that works with a variety of teams in sales, operations and finance.
In this role, you will:
- Report directly into the VP of Finance
- Own a portfolio of Homeward’s inventory, which may encompass multiple products, regions and partners.
- Responsible for a property from the point it exits option period, through to its sale on the market
- P&L ownership for a portfolio of inventory; responsible for staying close to each property held and ensuring that expenses are closely managed to hit profitability targets
- Remain close to an extensive portfolio of properties to regularly review risk levels, while paying close attention to riskier files
- Sign off on purchase offers Homeward makes to ensure that we are taking a balanced approach to our overall inventory risk level, and provide regular feedback to the business
- Develop strong muscle for effective selling strategies across different property types and markets
- Become an SME on Homeward’s inventory management playbook, and be able to proactively address at-risk files by tailoring the approach to the individual property and circumstances
- Direct financial outcomes to inform the right course of action to be taken on individual properties, with the goal out maximizing profitability
- Display excellent cross-functional collaboration with partners across Deals Desk and Operations teams
- Ability to guide and direct Operations partners to ensure proper listing execution, escalated market sale decisioning, and action plan implementation
- Ensure our Operations teams are driving tight timelines across various stages of the transaction lifecycle, including: closing on new homes, getting homes listed for sale on the market, under contract and sold, and moving quickly through make-ready and repairs throughout
What you’ll bring:
- 5-7+ years of experience, ideally at a startup or other fast-paced environment, in real estate, and/or owning a P&L in real estate
- Ability to thrive in ambiguous or uncertain environments
- Demonstrated ability to understand financial statements, run analyses and make data-backed decision
- Strong leadership skills, including the ability to unify high-performing cross-functional teams around meaningful outcomes
- Outstanding project management and stakeholder management abilities
- Executive presence, excellent communication, and presentation skills
- Experience in taking complex problems, identifying the root causes, and developing targeted solutions

- Compensation range: $140,000 – $160,000 based on experience
